Florence is witnessing a wave of growth in the luxury hospitality sector, with new design-led hotels and branded residences blending heritage restoration, international brand expansion, and long-stay accommodation concepts.
A standout project is the Baccarat Hotel Florence, under development by Omnam Group in partnership with Mohari. Situated on the northern edge of the city, between the historic centre and the hills of Fiesole, the property is set within the restored 15th-century Villa Camerata estate and gardens, with an opening planned for August 2027.
The Baccarat Hotel Florence will feature 37 rooms and suites in the main hotel, designed by Sybille de Margerie, complemented by additional luxury glamping units and suites, bringing the total to 76 keys. Facilities will include indoor and outdoor pools, wellness areas, and multiple dining outlets. The culinary program will be led by Argentinian chef Francis Mallmann, specialising in fire-based cooking techniques.
Also slated to open in 2027, Capella Florence will mark the European debut of Capella Hotels and Resorts. Located within Florence’s UNESCO-listed historic centre, the project spans a heritage site with over eight centuries of history, designed by Liaigre. The property will comprise 56 guestrooms, 33 suites, and around 10 branded residences for long-term stays. Guests will have access to five dining venues, including a rooftop restaurant, two signature restaurants, a basement speakeasy, and a café.
Capella Florence will also feature a 600-square-metre spa and wellness Clubhouse, a fitness centre, and an indoor amphitheatre, reflecting Florence’s cultural and architectural heritage. The development aims to combine luxury hospitality with urban cultural experiences and residential living.
In Florence’s Oltrarno district, La Réserve Firenze is scheduled to open in autumn 2026, marking the Italian debut of La Réserve. Located on Via Santo Spirito, near the historic centre and Pitti Palace, the project involves restoring a 15th-century palazzo. It will feature six private apartments with interiors by Gilles&Boissier, blending historical architecture with contemporary design. The property will offer hotel-style services, a rooftop terrace, and a bar, catering to the rising demand for private, residence-style hospitality in cultural destinations.
These projects highlight Florence’s growing appeal as a hub for luxury tourism and urban heritage experiences, providing both short-term stays and long-term residence options in iconic locations.
